These tips make suggestions on preparing your home to be shown for sale. Some of the items you can do, others you cannot.
Qualify the prospective Buyer
Whether the Buyer is generated through another Agent or through HRE, the Buyer will be qualified so that there is assurance that the contract can be completed.
Draft the purchase agreement
if necessary, along with all necessary additional paperwork (i.e. Addendums)
Advise in negotiations
HRE will provide you with all of the information necessary so that you can make an informed decision.
Sellers net sheet
This will list all of the costs that a Seller will have in association with closing the sale
Handle all necessary inspections (CL-100 & Buyer’s home)
Typically, the Seller procures the CL-100, this can be done by HRE for our Client. The buyer will have a home inspection performed. The inspection is delivered to HRE and assessments are made as to your contractual responsibility.
Funnel all necessary information to attorneys/mortgage companies
HRE will insure that all parties have the necessary documents so that we can proceed to a smooth closing
Attend closing with our Client, the Seller
HRE will review the closing statement with the Seller and is prepared to answer any questions that might arise regarding the transaction

For Buyers - something that is very special and a HRE exclusive
Buyer’s Rebate Program
To continue HRE’s philosophy of saving their Clients money, HRE offers the homebuyer a program that pays the Buyer for using HRE as their Buyer’s Agent. HRE’s highlyqualified, professional and experienced agent will meet with the Buyer and create a list of all of the parameters that a property must have to satisfy the Buyer’s needs includingarea, price, size and other significant features. HRE’s agent will then find and present the Buyer with printouts and photos of properties that match their parameters. The Buyer
will have the opportunity to select the properties that they wish to visit and HRE will arrange the visit and accompany the Buyer on all visits. After selecting a property, HRE will
provide the Buyer will all necessary market data so that the Buyer can make an informed decision in regards to an offer on the property. After ratification of the contract, HRE
will handle all of the necessary issues that will take the contract to a smooth and amicable closing. Now, the best part, at the time of closing, HRE will present the Buyer with a
check for 20% of the commission that is paid to HRE. (i.e. If HRE’s commission is $10,000; the Buyer will receive $2000) This program is a HRE exclusive and is truly a huge plus
for the Buyer and is a continuation of the HRE philosophy of savings, savings, savings.
