Before you read the material below, please understand that you will probably hear other agents say that I will not do everything that is needed to fully market your home because I offer a reduced commission that will save you money Well, I challenge you to review the information below and ask any agent what more can they do than what is listed as my services. People have asked me how can I do this and I always say, do not ask me how I can, ask others why they can’t.

Remember, when you employ a real estate agent, you are not employing someone to sell your home because no one sells a home. You are associating an agent for the purpose of marketing your home and that marketing will generate the Buyer that will ultimately purchase your home. The marketing that I offer to my Clients will equal or exceed any other agent’s.

As a Seller, you should ask any agent that you might interview certain basic questions that pertain to the services that you will receive and the commission that you will be charged. In this interview, if you are told that their company can sell your home quickly, I would be suspect of that statement. What services are they going to provide that will cause that to happen. What can they do for you that is in excess of what is offered below? Always remember, Realtors can only show property, Buyers make the decision to buy based on their parameters, not the Realtor’s.

I see many new companies with television ads that are offering reduced commissions. Some ads state that the commissions will be “as low as” 2% but here’s the rub, they are not including what you will have to pay another agent that is representing the Buyer. That addition will make their statement incorrect. My offering of 4% total commission is the most you will pay.

I offer my Clients complete and comprehensive services.   These services equal or exceed what is done in the market by any other real estate company.  

  • Marketing analysis to determine correct pricing – This is the single most important part of marketing a home, over pricing your property is the greatest encumbrance to a sale
  • Signage, info box with professionally done color flyers – The National Association of Realtors statistic reflects that 70% of all calls come from the sign.  Complete marketing materials on your home are a must, so as to provide the drive by Buyer with a detailed description of your home
  • Complete Internet Marketing – MLS, Realtor.com, Internet (Google) – 95% of home purchases over last 2 years started with an Internet search
  • Marketing tips from the National Association of Realtors – These tips make suggestions on preparing your home to be shown for sale.  Some of the items you can do, others you cannot.
  • Qualify the prospective Buyer – Whether the Buyer is generated through another Agent or through me, the Buyer will be qualified so that there is assurance that the contract can be completed.
  • Draft the purchase agreement– if necessary, along with all necessary additional paperwork (i.e.  Addendums)
  • Advise in negotiations – will provide you with all of the information necessary so that you can make an informed decision.
  • Sellers net sheet – This will list all of the costs that a Seller will have in association with closing the sale
  • Handle all necessary inspections (CL-100 & Buyer’s home) – Typically, the Seller procures the CL-100, this can be done by HRE for our Client.  The buyer will have a home inspection performed.  The inspection is delivered to Trident and assessments are made as to your contractual responsibility.
  • Funnel all necessary information to attorneys/mortgage companies – will insure that all parties have the necessary documents so that we can proceed to a smooth closing
  • Attend closing with our Client, the Seller – review the closing statement with the Seller and is prepared to answer any questions that might arise regarding the transaction and all for a total real estate commission of 4%
