One of the things buyers have trouble getting their minds around is the huge variation in waterfront property prices. They ask questions like “Why is this property $200K more than the one a block away?” The answer lies in the unique characeristics of each piece of waterfront property.
So what are the things that give great value to a piece of waterfront property? Besides the normal things like neighborhood and school districts, waterfront properties are affected by the length of the dock, whether it is a shared dock or a private dock, flood zone in which the property lies, view, and depth of the water. It’s also important to know what’s upriver and what’s downriver. (The time to find out there’s a sewage treatment plant around the bend, is BEFORE you own the property.) While it’s really fun and informative to check out a property on-line…there is no substitute for walking the property, talking with neighbors or “locals” and seeing the property from the water.
